How a Loan Moves From First Call to Closing
Five steps, one person, and a closing date I work back from.
Here is what happens after you call or text me, in the order it happens, with the dates I hold myself to. You work with me the whole way: I take the application, I shop it across more than 30 lenders, and I run the file until it closes.
Calls and texts are returned the same day, seven days a week, and you always know what comes next.

Our process
How the Process Works
Every loan follows the same five steps. Here is how they ran on a recent purchase.
A buyer’s agent sent me a client buying a home in Spring Hill. The application came in on Monday, June 29. Two days later they were pre-approved and their file was in underwriting, and we closed on Friday, July 10, the scheduled closing date. Most purchases close about 30 days from the contract.

Step 1 – Strategy Call
A 15-minute call on what you’re buying or refinancing, your timeline, and anything unusual about income, assets or the property. You leave knowing which loans fit. No credit pull.
Step 2 – Pre-Approval That Holds Up
The application takes 10 to 15 minutes, and every complete application gets a same-day review. No pre-approval letter goes out until the file is complete, and listing agents can call me to confirm it.
Step 3 – Offer & Loan Structuring
Before you write, I run the numbers on that house: payment, cash to close, and whether a seller credit or points change the answer. The letter matches your offer price, not your ceiling.
Step 4 – Execution
The contract date sets the schedule. Your file goes to underwriting within three days of the contract, usually one to two. I chase the appraisal, title and conditions, and your agent hears from me when anything moves.
Step 5 – Closing & Beyond
The Closing Disclosure often goes out two weeks early, so the three-day wait never risks the date. I have never missed a closing date. After closing, I track your rate and reach out when a refinance may be worth a look.
Common Questions About the Loan Process
Most purchases take 30 days, but timing depends on preparation, underwriting complexity, and market conditions. I have closed loans in as little as 7 days.
Usually once you are under contract and the closing date is known. If rates are moving against you I will say so. The call is yours, and I explain the trade-off in plain terms before you make it.
Missing documents, a low appraisal, and changes to your job, credit or bank accounts after you apply. The first I prevent by requiring a complete application before the pre-approval; the other two I catch early because the file goes to underwriting within days of the contract.
You answer my questions and send documents when I ask. I handle the lenders, the appraisal, title and the conditions, and when you need something, you call or text me, not a call center.
What Makes This Process Different
Four things you can hold me to.
One person, start to finish
From the first call to the closing, the person you call or text is me.
No call centers
No rotating contacts
No relaying questions through multiple people
The right loan, chosen first
Before you apply or lock, we settle which loan fits, what it costs and how it fits your offer.
Goals, timing, and complexity addressed upfront
Financing aligned with the offer – not the other way around
The program chosen before the letter goes out
Proactive, not reactive
Problems are cheap to fix early and expensive the week of closing, so the file goes to underwriting within three days of the contract.
Underwriting and appraisal issues flagged early
Documentation planned in advance
Never missed a closing date
