Why Work With a Mortgage Broker?

One application, more than 30 lenders, and one person from first call to closing.

A bank can only offer its own loans. As an independent broker I take your application once and place it with the lender whose guidelines and pricing fit your file, out of the more than 30 I work with.

I am paid by the lender or by you, never both, and the amount is on your Loan Estimate. If a bank’s Loan Estimate beats mine for the same loan on the same day, I will tell you to take it.

RL Hesson, independent mortgage broker at Hesson Loans

“RL was professional, responsive, and highly knowledgeable from start to finish. His deep understanding of the mortgage process gave both me and my buyer confidence every step of the way. He communicates clearly, stays accessible, and genuinely cares about his clients. His attention to detail ensured a smooth, on-time closing. I highly recommend RL and look forward to working with him again.”

Who Benefits Most From a Mortgage Broker

It isn’t only the hard files. The biggest difference is who I work for: you.

RL Hesson, independent mortgage broker in Franklin, Tennessee

Working with a broker isn’t only for hard files. At a bank, you usually get the loan you ask for, from that bank’s menu. I work for you, so I start with your whole financial picture, then look for the loan that fits it and the best pricing I can find across more than 30 lenders. It helps when:

You are not sure which loan fits, or whether the one you asked about is the best one

You are weighing a bigger down payment against paying off higher-interest debt first

You want the same loan priced across lenders, not one bank’s rate sheet

Your income or property takes some explaining: self-employed, jumbo or a rental

You want the person who takes your application to be the one who answers on Saturday night

From a recent file: investors buying a condo in Nashville asked me for a conventional loan. A DSCR loan fit their plans better: with the lender we chose, they closed in their LLC, qualified on the property’s numbers, and the loan stayed off their personal credit report, so they could keep buying. Not every DSCR lender works that way, which is why I shop the file.

Common Questions About Working With a Mortgage Broker

How is a mortgage broker different from a bank?

A bank funds its own loans from its own menu. I do not fund the loan; I match your file to one of more than 30 wholesale lenders, and that lender underwrites and funds it while I run the file to closing.

Do mortgage brokers cost more?

No, and not automatically cheaper either. I am paid by the lender or by you, never both, and it is disclosed on the Loan Estimate. The only fair test is two Loan Estimates for the same scenario on the same day: rate, APR, points or credits, fees and cash to close.

Who do you work for—the lender or me?

You. Federal rules bar me from steering you to a lender because it pays me more, and I show you the options side by side. If the right answer is a bank’s relationship discount or a portfolio loan I cannot access, I will say so.

When does working with a broker make the most sense?

On most loans, not only the hard ones. I work for you, so I look at your whole financial picture before the loan: sometimes paying off a higher-interest debt does more for you than a bigger down payment, or a different program fits better than the one you asked about. Then I price it across more than 30 lenders. A bank can win when it has a relationship discount or a portfolio loan you qualify for, and if it does, I will tell you.

Client-First Strategy

A 15-minute call first. I ask what you are buying, when, and how long you will keep the home, then tell you which loans fit before you apply.

Multiple Lenders, One Advisor

One application, shopped across more than 30 lenders. If the first lender’s guidelines stop fitting, the file can move to one that fits, and you are still dealing with me.

No Sales Pressure

Every option has a trade-off: rate against cost, speed against flexibility. I show you both sides and you choose. If a bank’s offer is better, I will say so.

One Person, Seven Days a Week

You work with me from the first call through closing. Calls and texts returned the same day, seven days a week. Every complete application reviewed the same day. I have never missed a closing date.

Not Sure Which Route Makes Sense?

Already have a bank’s Loan Estimate? Send it to me.

I will price the same loan with my lenders and tell you plainly whether the bank’s is the one to take. If it is, I will tell you that too.
