Refinancing in Tennessee — Lower Payment, Cash Out or a Better-Fitting Loan

For homeowners who want to know whether a refinance actually pays off, and which kind fits their plans.

A refinance replaces your current mortgage with a new one. It can lower your rate or payment, turn equity into cash, remove mortgage insurance or move you out of a loan that no longer fits. It also comes with closing costs, so the real question is whether the savings or the cash are worth what it costs to get them. I compare your current loan against options from more than 30 lenders and show you the break-even before you decide.

RL Hesson, mortgage broker at Hesson Loans in Franklin, Tennessee

“RL was very knowledgeable and extremely communicative throughout the entirety of the loan process. He was able to keep the ball rolling and allowed us to get to closing more quickly than we had anticipated. I was also extremely satisfied with the mortgage rate I was able to qualify for on my out-of-the-box loan. I highly recommend.”

When a Refinance Makes Sense

Most refinances come down to one of a few goals. Some homeowners have more than one.

Is a Refinance Right for You?

A refinance is worth a closer look if you:

Can lower your rate enough to recover the closing costs within the time you’ll keep the loan

Want to take cash out for a renovation, a large expense or higher-cost debt

Have an FHA loan and now have enough equity to drop mortgage insurance with a conventional loan

Need to remove a co-borrower, such as after a divorce

Have an adjustable-rate, interest-only or non-QM loan you want to replace

Types of Refinance

The right type depends on your current loan, your equity and what you want the refinance to do.

TypeWhat it doesGood to know
Rate-and-termChanges your rate, term or loan type without taking cash outUsually the lowest-cost refinance; the break-even decides it
Cash-outReplaces your loan with a larger one and pays you the differenceCapped below your home’s value; usually costs more than rate-and-term
VA streamline (IRRRL)Lowers the rate on an existing VA loanOften no appraisal or income documentation; it has to benefit you, such as a lower rate or a move to a fixed rate
FHA streamlineLowers the rate on an existing FHA loanOften no appraisal; you need a payment history on the current loan
FHA or VA to conventionalMoves you to a conventional loanCan remove FHA mortgage insurance once you have enough equity

The Break-Even Test

Divide the closing costs by the monthly savings. The result is how many months it takes to get your money back. If you expect to sell or refinance again before then, the refinance costs you money. The same math applies to points; see buying points vs a higher rate.

Watch the Term

A new 30-year loan restarts the clock. A lower payment can still cost more over time if it adds years, so I show you the total cost over the period you expect to keep the loan, plus a shorter term when it fits. If you’re not sure how long that is, see how long you should keep a mortgage.

I Watch Rates for My Past Clients

If I closed your loan, I check your rate against the market every week. When a refinance could make sense, I reach out with the numbers, so you don’t have to watch rates yourself.

From a Recent File

A homeowner in Franklin wanted to take cash out of their home to remodel their lake house. They applied on Monday, February 23; I had them pre-approved that day and the file in underwriting the next morning. We signed on March 12, 17 days after they applied, and the loan funded on March 17, after the standard waiting period for a refinance.

Common Questions About Refinancing

How soon can I refinance after buying?

It depends on the loan. A rate-and-term refinance can sometimes happen soon after closing, while cash-out and streamline programs require you to have owned the home or made payments for a set period. I’ll check the rule for your loan before we start.

Do I need an appraisal?

Most refinances need one. VA and FHA streamline refinances often don’t, and some conventional loans qualify for an appraisal waiver. I’ll tell you which applies before you pay for anything.

Will refinancing reset my loan term?

It can. You can choose a new 30-year term, a shorter term, or in some cases a term close to what you have left. I’ll show you the total cost of each.

Can I remove FHA mortgage insurance?

On many FHA loans the mortgage insurance lasts for the life of the loan. Refinancing to a conventional loan once you have enough equity can remove it. I’ll compare the new payment, including any conventional mortgage insurance, with what you pay now.

Can I take cash out of an investment property?

Yes. Conventional loans work for many rentals, and DSCR loans qualify on the property’s rent instead of your income, including cash-out. See DSCR loans.

Does refinancing hurt my credit?

The application includes a credit check, which can cause a small, temporary dip. Mortgage inquiries made within a short shopping window are generally treated as a single inquiry for scoring.

What does a refinance cost?

Costs depend on the loan size, type and lender, and every fee is on your Loan Estimate. Some lenders offer a credit toward closing costs in exchange for a higher rate. I’ll show you both so you can compare.

How I Approach Refinances

The numbers first, then the decision.

Break-Even First

I start with the math: closing costs, monthly savings and how long you’ll keep the loan. If the refinance doesn’t pay off, I’ll tell you.

More Than 30 Lenders

I compare the same refinance across more than 30 lenders, including streamline options for FHA and VA loans.

Cash-Out With a Plan

If you’re taking cash out, we compare the cost with the alternatives, such as a home equity line, before you decide.
