How Long Does It Take to Close on a House in Tennessee?

The short answer: a home purchase typically closes about 30 days after the contract is signed, but it can take more or less depending on the contract, how complex the loan is and how quickly everyone responds. Tennessee law doesn’t set the pace. Your contract sets the closing date, and the loan’s pace comes from how complete your pre-approval is, the appraisal, title, and a federal rule that gives you the Closing Disclosure three business days before you sign. A refinance on the home you live in adds three business days after signing before the loan funds.

I’m RL Hesson, a mortgage broker in Franklin. Here’s the timeline as I run it, with the parts you control and the parts you don’t.

The Timeline From Pre-Approval to Keys

  1. Before you shop: pre-approval. Credit, income and assets reviewed up front. I review a complete application the same day, and most pre-approvals go out the same day (pre-approval in Franklin).
  2. Day 0: the contract. Your purchase agreement sets the closing date and the deadlines for your loan application, appraisal and financing.
  3. The first few days: Loan Estimate and underwriting. A lender owes you a Loan Estimate within three business days of your application (CFPB). Once you’re under contract, my files go to underwriting within three days of the contract, usually one to two.
  4. Weeks one to three: appraisal, title, insurance and conditions. The appraisal is ordered once you tell the lender you want to go ahead, the title company searches the property’s records, and you choose homeowners insurance. Meanwhile the underwriter approves the loan with conditions, such as a newer pay stub or a letter explaining a deposit, and you send those in. The Closing Disclosure goes out in this stretch too: you must receive it at least three business days before you sign (CFPB), and an APR increase beyond a small tolerance, a new prepayment penalty or a change in loan type starts a new three-day wait (CFPB). These run at the same time, and the appraisal is often the longest wait.
  5. Clear to close. Once every condition is met, the underwriter clears the loan to close.
  6. Closing day. You sign at the title company or closing attorney’s office. On a purchase, the loan funds and you get the keys as your contract allows. On a refinance of the home you live in, you have three business days to cancel after signing, so the loan funds after that (right of rescission).

What Sets the Pace

  • If your income, assets and credit were reviewed before the contract, the underwriter has less to ask for (pre-approval vs. pre-qualification).
  • Most conditions are a document or a short letter. A same-day answer from you keeps the file moving; a week’s delay can move the closing.
  • Busy appraiser schedules, a low value or required repairs add time to the appraisal. VA and FHA appraisals also check the home against each program’s property standards.
  • On the title side, an estate, an old lien or a survey question has to be cleared before the title company can insure the property.
  • New construction waits on the builder, and a condo needs the lender to review the project.
  • A late change to the loan can restart the three-day Closing Disclosure clock and push closing back three business days.

Does the Loan Type Change the Timeline?

Less than most people think. Conventional, FHA, VA and jumbo purchases follow the same steps. The differences: FHA and VA appraisals check the home against program property standards, so plan for repair requests on older homes; jumbo loans usually need more documentation of income and assets; and a refinance on the home you live in adds the three-business-day cancellation period before funding.

How to Close Faster

  • Get a full pre-approval before you shop, not a pre-qualification.
  • Have recent pay stubs, tax documents and bank statements ready before you make an offer.
  • Answer underwriting requests the same day.
  • Book the home inspection as soon as the contract is signed, so repair questions come up before the appraisal.
  • Get homeowners insurance quotes in the first week.
  • Don’t open new credit, change jobs or move money between accounts without asking your lender first.
  • Choose a lender who answers on weekends and gets the file to underwriting within days of the contract.

From a Recent File

A buyer’s agent referred a client to me at the end of January 2026 for a home in Fairview. The application came in on a Saturday, the file was in underwriting that Tuesday, and they closed on Friday, February 20, 20 days after applying. That’s quicker than the roughly 30 days a purchase typically takes.

Common Questions About How Long It Takes to Close

Can you close on a house in two weeks in Tennessee?

Sometimes. It takes a complete file, a quick appraisal and clean title, plus the three business days for the Closing Disclosure. I have closed loans in as little as 7 days, but plan on more time unless your contract needs it.

How long does underwriting take?

It depends on the lender and how complete the file is. Most of the time goes to conditions, the documents the underwriter asks for after the first review. My files go to underwriting within three days of the contract, usually one to two.

Do VA and FHA loans take longer to close?

Not by much when the file is ready. Their appraisals check the home against program property standards, so repairs can add time on older homes. Booking the home inspection right after the contract helps you spot likely problems early.

How long does a refinance take?

The steps are the same as a purchase, without a contract deadline. On the home you live in, federal law gives you three business days to cancel after signing, so the loan funds after that.

What is the three-day rule before closing?

You must receive your Closing Disclosure at least three business days before closing. If the APR rises beyond a small tolerance, a prepayment penalty is added or the loan type changes, you get a new Closing Disclosure and a new three-day wait (CFPB).

Can the closing date move?

Yes, if the buyer and seller sign an amendment to the contract. That’s why most of the work goes into keeping the original date. I have never missed a closing date.
