Buying a Home in Brentwood, TN: Prices, Property Taxes and Loan Limits

What homes sell for in Brentwood, why the same 37027 address can carry very different property taxes, and where the jumbo line sits.

I’m based next door in Franklin, and these are the numbers I walk Brentwood buyers through before they make an offer. Most Brentwood homes sell above the conforming loan limit, so I shop jumbo loans across more than 30 lenders and build your escrow from the exact address.

“Our situation was a little more complicated because we needed to navigate a home-sale contingency. RL was extremely helpful in walking us through the different options and making sure we understood the pros and cons of each. … I’ve worked with loan officers before, but I’ve never experienced this level of service.”

Who This Page Is For

Brentwood prices sit above the conforming loan limit, and a Brentwood mailing address doesn’t always mean Brentwood’s tax rate. Both change how you plan the loan.

What Homes Sell for in Brentwood

From March to September 2026, the median sale price of a single-family home in the 37027 ZIP code ran from about $1.2 million to $1.6 million a month, and about $1.45 million in a typical month (RealTracs, closed sales). The average runs higher because a few large sales pull it up, so the median is the better guide. Counting all home types, Brentwood’s median was $1.4 million for the three months ending August 2026 (Redfin).

Brentwood Property Taxes in 2026

A Brentwood mailing address can sit in one of three places, each taxed differently: inside the City of Brentwood, outside city limits in Williamson County, or in a pocket of Davidson County that shares the 37027 ZIP code. Brentwood’s city limits stop at the county line, so those Davidson County homes pay Metro Nashville’s rate (Williamson Scene). Tennessee assesses a home at 25% of its appraised value and taxes each $100 of that assessed value (Tennessee Comptroller). A $1,500,000 home is assessed at $375,000:

Where the home is2026 rate per $100 of assessed valueYearly tax on a $1,500,000 home
Inside the City of Brentwood$1.4900About $5,588
Outside city limits, Williamson County$1.3000About $4,875
Davidson County, with a 37027 address$2.7820About $10,433

Williamson County rates from the county’s 2026 tax rates. Davidson County’s is Metro’s General Services District rate (Davidson County Assessor), which Metro kept for 2026 (Metro Council update); a few Davidson County cities add their own rate on top. Each county taxes its own appraised value, which can differ from your price. My mortgage calculator has these rates built in.

When Property Tax Bills Come Due

Both counties mail bills in early October. They’re due by the last day of February, and unpaid taxes add 1.5% a month from March 1 (City of Brentwood; Metro Trustee). Tennessee taxes are paid in arrears, so at closing the seller usually credits you their share of the current year.

How to Tell Which Rate Applies

A 37027 address doesn’t tell you the county or whether a home is inside city limits. Last year’s tax bill for the home shows which county and city taxed it, and the listing agent can usually pull it. I check it for any home you’re serious about, before you write an offer.

The 2026 Loan Limit and Jumbo Loans

For a one-unit home, the 2026 limit is $1,029,250 for conforming loans (FHFA) and FHA loans (HUD), in both Williamson and Davidson counties. Most Brentwood homes sell above that line, so most purchases here are jumbo loans unless the down payment is large. Jumbo lenders set their own rules on credit, reserves and how they read income, which is why I shop them across more than 30 lenders. See jumbo loans in Tennessee.

Cash to Close

Tennessee’s transfer and mortgage taxes, title insurance, recording fees and prepaid taxes and insurance make up most of what you bring to closing beyond the down payment. See what it costs to close on a home in Franklin; the costs work the same way in Brentwood. If your down payment is tied up in the home you’re selling, see buy before you sell.

Common Questions About Buying in Brentwood

How much are property taxes on a $1.5 million home in Brentwood?

At 2026 rates, about $5,588 a year inside the City of Brentwood and $4,875 outside city limits in Williamson County. A home in the Davidson County part of 37027 pays Metro Nashville’s rate, about $10,433. Each county taxes its own appraised value, which can differ from your price.

Is every 37027 address in the City of Brentwood?

No. The ZIP code also covers homes outside city limits in Williamson County and pockets of Davidson County. Brentwood’s city limits don’t cross the county line, so check the address before you budget.

When are property taxes due in Brentwood?

Both Williamson and Davidson counties mail bills in early October, due by the last day of February. Interest of 1.5% a month starts March 1.

What is the 2026 loan limit in Brentwood?

$1,029,250 for a one-unit home, for conforming and FHA loans, in both Williamson and Davidson counties. A larger loan is a jumbo loan.

Do I need a jumbo loan to buy in Brentwood?

Often, since most Brentwood homes sell above $1,029,250. Your loan amount decides it, not the price, so a larger down payment can keep you conforming. I can price both for you side by side.

Can I buy in Brentwood before I sell my current home?

Often, yes: by qualifying with both payments, with a bridge loan or a home equity line, or with a home-sale contingency in your offer. See buy before you sell.

How fast can I get pre-approved?

Most pre-approvals go out the same day, and every complete application gets a same-day review. The application takes 10 to 15 minutes.
