Buying a Home in Thompson’s Station, TN: Prices, Property Taxes and Loan Limits
What homes sell for in Thompson’s Station, how the town line changes your property tax, and where the loan limit falls.
I’m based up the road in Franklin, and these are the numbers I walk Thompson’s Station buyers through before they make an offer. I shop your loan with more than 30 lenders, and I build your escrow from the exact address, inside or outside town limits, so your estimate starts with the right tax rate.

“His customer service was fantastic and the process was quick and smooth. We highly recommend RL Hesson for your mortgage needs!”

Who This Page Is For
A Thompson’s Station mailing address doesn’t always mean a home is inside the town, and many homes here sell close to the loan limit. Both change your loan and your monthly payment.

Buying in Thompson’s Station: The Local Numbers
Prices, property taxes inside and outside the town, the loan limit and cash to close, each with its source.
What Homes Sell for in Thompson’s Station
From March to September 2026, the median sale price of a single-family home in the 37179 ZIP code ran from about $845,000 to $930,000 a month, with most months between about $845,000 and $900,000 (RealTracs, closed sales). The average runs higher because a few large sales pull it up, so the median is the better guide. Counting all home types, Thompson’s Station’s median was $833,000 for the three months ending September 2026, up 1.7% from a year earlier (Redfin).
Thompson’s Station Property Taxes in 2026
Thompson’s Station is in Williamson County, and a Thompson’s Station mailing address can be inside or outside the town limits. Inside, the town adds its own rate, $0.103, to the county’s $1.30; outside, you pay the county rate alone (Williamson County). Tennessee assesses a home at 25% of its appraised value and taxes each $100 of that assessed value (Tennessee Comptroller). An $850,000 home is assessed at $212,500:
| Where the home is | 2026 rate per $100 of assessed value | Yearly tax on an $850,000 home |
|---|---|---|
| Inside town limits | $1.4030 | About $2,981 |
| Outside town limits | $1.3000 | About $2,763 |
Rates from the Tennessee Comptroller’s tax rate data. The county taxes its own appraised value, which can differ from your price. My mortgage calculator has both rates built in.
One Tax Bill, Collected by the County
Unlike Spring Hill, the town doesn’t collect its own property tax (Town of Thompson’s Station). The Williamson County Trustee collects it with the county’s, so you get one bill (Williamson County). Bills go out in early October and are due by the end of February; interest of 1.5% a month is added from March 1 (UT CTAS). Tennessee taxes are paid in arrears, so at closing the seller usually credits you their share of the current year.
Inside Town Limits or Just a 37179 Address?
The 37179 ZIP code is home to about 18,000 people (Census Reporter, from Census Bureau five-year estimates), nearly twice the town’s 9,469 (U.S. Census Bureau, 2025 estimate). So a Thompson’s Station mailing address doesn’t tell you whether the town’s rate applies. The county tax record does, and the listing agent can usually pull it. I check it for any home you’re serious about, before you write an offer.
The Loan Limit: High-Balance or Jumbo
For a one-unit home in Williamson County, the 2026 limit is $1,029,250 for conforming loans (FHFA) and FHA loans (HUD). A conventional loan between $832,750 and $1,029,250 is a high-balance loan: still conforming, but some lenders price it differently and a few guidelines are tighter. Above $1,029,250, it’s a jumbo loan. Many Thompson’s Station homes sell close to these lines, so your loan amount, not the price, decides which loan you need. I can price your purchase both ways, side by side. See conventional loans in Tennessee.
New Construction and Builder Incentives
Builders in Thompson’s Station often offer incentives for using their lender. I price that offer against more than 30 lenders, so you can compare the full cost of each loan, not just the incentive, before you choose.
Cash to Close
Tennessee’s transfer and mortgage taxes, title insurance, recording fees and prepaid taxes and insurance make up most of what you bring to closing beyond the down payment. See what it costs to close on a home in Franklin; the costs work the same way in Thompson’s Station.
From a Recent Thompson’s Station File
A buyer’s agent referred a client to me the day before Thanksgiving 2025. They were already working with a national lender and wanted a second quote. Their pre-approval went out and the file was in underwriting by that Friday, and they closed right on schedule.
