Buying a Home in Spring Hill, TN: Prices, Property Taxes and Two Counties
What homes sell for in Spring Hill, how property taxes change across the county line and the city limits, and why a home in the city gets two tax bills.
I’m based up the road in Franklin, and these are the numbers I walk Spring Hill buyers through before they make an offer. I shop your loan with more than 30 lenders, and I build your escrow from the exact address, county and city, so your estimate starts with the right tax rate.

“Working with RL was amazing. He was fast, very responsive, and extremely efficient. The process was stress free and we had the clear to close in less than a month. Highly recommended.”

What Homes Sell for in Spring Hill
From March to September 2026, the median sale price of a single-family home in the 37174 ZIP code ran from about $515,000 to $600,000 a month, with most months between about $535,000 and $560,000 (RealTracs, closed sales). The average runs higher because a few large sales pull it up, so the median is the better guide. Counting all home types, Spring Hill’s median was $508,000 for the three months ending August 2026, down 4.1% from a year earlier (Redfin).
Spring Hill Property Taxes in 2026
Spring Hill sits in two counties, Williamson and Maury, and a Spring Hill mailing address can also be outside city limits. That makes four possible tax rates. The city’s own rate, $0.739, is the same on both sides of the county line; the county rate isn’t (City of Spring Hill). Tennessee assesses a home at 25% of its appraised value and taxes each $100 of that assessed value (Tennessee Comptroller). A $550,000 home is assessed at $137,500:
| Where the home is | 2026 rate per $100 of assessed value | Yearly tax on a $550,000 home |
|---|---|---|
| Inside the City of Spring Hill, Williamson County | $2.0090 | About $2,762 |
| Inside the City of Spring Hill, Maury County | $2.1080 | About $2,899 |
| Outside city limits, Williamson County | $1.3000 | About $1,788 |
| Outside city limits, Maury County | $1.3690 | About $1,882 |
Williamson County rates from the county’s 2026 tax rates; inside Spring Hill, the county’s share is $1.27 rather than its usual $1.30. Maury County’s 2026 rate is from the Tennessee Comptroller’s tax rate data. Each county taxes its own appraised value, which can differ from your price. My mortgage calculator has both sides of Spring Hill built in.
Two Tax Bills Inside the City
A home inside Spring Hill gets two property tax bills: one from the county trustee and one from the city, which collects its own tax separately (City of Spring Hill). County taxes come due in October, and interest of 1.5% a month is added from March 1 (UT CTAS). The city adds the same 1.5% a month after the end of February (City of Spring Hill). If your taxes are escrowed, I make sure the escrow covers both bills. Tennessee taxes are paid in arrears, so at closing the seller usually credits you their share of the current year.
How to Tell Which Rate Applies
A Spring Hill address doesn’t tell you the county or whether a home is inside city limits. The home’s tax records do: the county record shows which county it’s in, and a city tax bill means it’s inside the city. The listing agent can usually pull both. Maury County reappraised in 2026, so on the Maury side last year’s bill won’t match this year’s; go by the 2026 bill. I check this for any home you’re serious about, before you write an offer.
The Loan Limit and the Loans That Fit
For a one-unit home, the 2026 limit is $1,029,250 for conforming loans (FHFA) and FHA loans (HUD), in both Williamson and Maury counties. Spring Hill prices sit well below it, so most purchases here are conventional, FHA or VA loans. Buying your first home? See first-time home buyers in Tennessee.
New Construction and Builder Incentives
Builders in Spring Hill often offer incentives for using their lender. I price that offer against more than 30 lenders, so you can compare the full cost of each loan, not just the incentive, before you choose.
Cash to Close
Tennessee’s transfer and mortgage taxes, title insurance, recording fees and prepaid taxes and insurance make up most of what you bring to closing beyond the down payment. See what it costs to close on a home in Franklin; the costs work the same way in Spring Hill.
From a Recent Spring Hill File
A buyer’s agent referred a client to me in July 2025. They applied on a Friday, and their pre-approval went out the same day. They closed on Tuesday, September 9, their scheduled closing date. I’ve never missed a closing date.

Common Questions About Buying in Spring Hill
At 2026 rates, inside the city about $2,762 a year on the Williamson County side and $2,899 on the Maury County side. Outside city limits, about $1,788 in Williamson County and $1,882 in Maury County. Each county taxes its own appraised value, which can differ from your price.
Both. The county line runs through the city. The city’s rate is the same on both sides, but the county rates differ, so two homes at the same price can carry different tax bills.
No. The 37174 ZIP code also covers homes outside city limits in both counties. Those homes pay only the county rate and get no city bill. Check the address before you budget.
The City of Spring Hill collects its own property tax, separate from the county trustee. Interest is added to each from March 1, so both need to be paid by the end of February. If your taxes are escrowed, I make sure the escrow covers both.
